"We came in post wildfires 2016. Our family was having Christmas together and my children flew in from several states. The owner went out of her way to make sure the cabin was ready for our visit. We had everything we needed from cooking utensils to being able to do laundry. The cabin and area was cozy, relaxing and surreal yet minutes away from most major attractions. When coming back to the Gatlinburg area we will definitely see if this cabin is available."

This lovely 3 bedroom/2 bathroom cabin sleeps 10 {3 queen beds, a brand-new queen-size sleeper sofa, & a brand-new queen-size air mattress} and is located in the popular Arts & Crafts community of Gatlinburg.^ It is NOT on a mountain, so is easily accessible year-round by any type of vehicle!  {The driveway can comfortably accommodate up to three vehicles}.  Also, it is a short stroll to many good shops and restaurants.  There is a trolley stop nearby to take you to the downtown "strip" and other areas of interest.  The property offers a fully-equipped kitchen {brand-new stove/oven, dishwasher, microwave, blender, mixer, toaster, griddle, coffee maker with coffee/filters/creams/sugars, tea kettle, utensils, dishes, stemware, pots/pans, bake ware, cookbooks, cooking spices}, brand-new Weber charcoal grill/grilling utensils, WiFi, 4 cable televisions with DVR/remotes, cordless telephones, facsimile machine, computer printer, built-in desk with basic office supplies, portable AM/FM CD boombox, DVD player, 2 VCR's, extensive movie collection, alarm clocks, hair dryers, iron/ironing board/starch, air conditioning, heating, realistic electric fireplace, air purifier, full-size washer/dryer {detergent supplies provided}, clean cold-weather/ski clothes/boots/accessories, pantry, dog feeder/mat, 2 wood decks totaling 40 feet in length {pet gates available to keep dogs securely/safely on decks}, brand-new boardwalk, flowing stream along the front yard, outdoor furniture {including 2 tables that seat 8 total}, outdoor games {badminton, horseshoes, bean bag toss}, stone fire pit, back pack, binoculars, and abundant pillows/linens/blankets/towels are provided for your convenience. {If you do not see a particular amenity listed above, it is not available at this cabin, but may be at our other Gatlinburg property posted above and below}.

~Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge "Service Fee", etc., that large online vacation rental sites charge, while using unsafe third-party payment software {i.e., "Yapstone"} that gets hacked.  Please Google it for current class-action lawsuit details.~  

*IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about availability, rates, holiday premiums, minimum nights required during certain holidays, and location, PLEASE check here {everything posted IS correct and current} and read ALL of the posted details PRIOR to contacting us. We are always happy to promptly answer any other questions. Or, please let us know if/when you are ready to book a reservation.  We will then send you an itemization to review that reflects exactly what is posted here.  {Online booking is not available}.  Due to time constraints, frivolous inquiries ~ generic, those with no message, those that actually ask if we charge per guest {as clearly posted, we charge by the night, just like hotels}, those that request information already posted, those that request a "quote"/"total"/"final price" {just multiply the number of nights by the posted rate, add the posted tax, add the posted cleaning charge, add the posted REFUNDABLE damage deposit, and add any applicable holiday premium/pet fee}, and those that request a rate reduction are deleted.  Thank you!

**HOLIDAY PREMIUMS: Please add $25 to EACH night of the reservation if it includes {even on check-out day, but not applied to reservations from December 24th through January 1st} ANY holiday other than the following: Please add $50 to EACH night of the reservation if it includes MLK Day, Valentine's Day, President's Day {$75 extra PER NIGHT if both Valentine's Day and President's Day are included}, St. Patrick's Day, Palm Sunday, Good Friday, Easter {$100 extra PER NIGHT if both Good Friday and Easter are included}, Memorial Day, July 4th, Labor Day, Columbus Day, or Thanksgiving {roasting pan/carving board/serving platter provided}. Please also add $50 to EACH night of the reservation if both Christmas {deluxe Christmas tree stand provided} and New Year's are included.  The above holiday premiums also apply if the reservation is part of a holiday weekend, whether the actual holiday is included or not. Holiday premiums are waived on Monthly rentals.

 ***PLEASE NOTE: There is a 3 NIGHT MINIMUM if a federal holiday {when U.S. banks/post offices are closed} is included, even on check-out day.  There is a 6 NIGHT MINIMUM if THANKSGIVING, CHRISTMAS EVE/DAY, or NEW YEAR'S EVE/DAY is included, even on check-out day, and DURING THE LAST WEEK OF DECEMBER.  Check-in can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out.

BOOKING FEES: Unlike large online vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us.  There is no "middle man" that requires a ridiculous commission!

CLEANING CHARGE: There is a standard departure Cleaning Charge of $85 added to each reservation for this 3 bedroom/2 bathroom property.  {ALL vacation rentals have a cleaning fee in addition to their posted rates}.

TAX: 12.75% {Rentals that do not charge this mandatory city and state total tax are NOT licensed or regulated!}

DEPOSITSTo keep our rates so low, we must keep our administration costs low. Therefore, the full rental amount is due to confirm a reservation, including the posted Cleaning Charge and a REFUNDABLE Damage Deposit {25% of base rental amount or $250, whichever is greater}. This is standard policy of virtually all PayPal merchants since, as further explained below, we do not obtain our guests' confidential credit card information as collateral. Signed rental agreement required that must be properly executed and returned within 24-hours of receipt, or reservation will be automatically canceled.  {All monies will be immediately refunded via PayPal minus the below posted non-negotiable/non-refundable cancellation fee}.  Guest who signs the rental agreement must be of legal age {proof required}, which is 21 in Tennessee.  NO reservation will be honored and NO refund will be provided to ANYONE who cannot prove that they are over the age of 21 after they book the property.  Please be aware that, for obvious reasons, we reserve the right to decline reservations from guests with poor language/communication skills.

PAYMENT OPTIONSDue to popular demand, we accept PayPal {MasterCard, Visa, Discover, American Express, and debit cards} only. PayPal does not require users to have a PayPal account. Also, the merchant {property owner} NEVER sees the user's {guest's} credit card information AND the merchant pays all fees {3%}. The user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there is NO safer or more secure payment method on the planet. Never provide your credit card information online to a third party {management company/vacation rental site} that charges you fees AND has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest.  Sorry, PayPal is not available for Monthly rentals.

DISCOUNTS: Our "best" rates are those posted and are FIRM. We do not offer any "last minute" deals, specials, or government/military discounts {although we love and appreciate those who serve!}.  We do, however, deduct 25% from the Nightly rate on Monthly rentals.  No discount is provided if there is a dog and only one dog is allowed in this case. 

^LOCATIONThe cabin is located on Shields View Drive.  For obvious privacy/security reasons, we never disclose the street number to strangers over the Internet. It is, of course, specified on the rental agreement. Please Google or MapQuest distances to points of personal interest {downtown, restaurants, shops, attractions, buildings, etc.} from the property's road.  We are just not able to provide these types of personalized services, due to the high volume of requests we receive daily from potential guests. We appreciate your understanding.

OCCUPANCY: The posted 10 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages.  If your group will exceed this limit, you will need to book a different property or book an additional property. Please be aware that there are exterior cameras surrounding the property that document the ingress/egress of all occupants/pets.  {Most owners do this but just don't tell you and won't admit to it if asked}.  The violation of any rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. Thank you for your understanding and compliance.

LICENSING: We are fully-licensed {current city/county/state license/permit numbers available upon request} and regulated by the State of Tennessee. Additionally, we are fully-insured and inspected annually by the Gatlinburg Fire Department.  Always confirm that whatever property you want to rent is legal and properly licensed before you pay anything. This is for your own protection and will assure that you have a great, hassle-free, and safe vacation.

GUEST COMMENTS: Negative reviews cannot be deleted or edited. Accordingly, we certify that everything posted here is 100% authentic.  Please excuse any obvious typos, etc.  Reviews are a combination of those received for BOTH Gatlinburg properties.  {Any lengthy gaps between reviews are because the property was owner-occupied or had long-term tenants}. 

CANCELLATION POLICYIf reservation is canceled 60 days or more prior to arrival date, full reservation amount {including damage deposit and cleaning charge} will be immediately refunded in full, minus a $50 cancellation fee.  Otherwise, full reservation amount {excluding damage deposit} subject to forfeit.  NO REFUND is provided for reservations that include a Federal Holiday {when U.S. banks/post offices are closed}, regardless of the reason.  We encourage all of our guests to simply purchase trip insurance from a separate entity {i.e., CSA @ TravelSecure.com or 800-348-9505 ~ #1 rated by Consumer Reports} if there is a chance they may need to cancel outside the stated time frame.
