*IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about availability, rates, holiday premiums, minimum nights required during certain holidays, and location, PLEASE check here {everything posted IS correct and current} and read ALL of the details posted below PRIOR to contacting us. We are always happy to promptly answer any OTHER questions. Or, please let us know if/when you are ready to book a reservation. We will then send you an itemized total to review that reflects exactly what is posted here. {Online booking is not available}. Due to time constraints, frivolous inquiries ~ generic, those with no message, those that actually ask if we charge per guest {as clearly posted, we charge by the night, just like hotels}, those that request information already posted, those that request a "quote"/"total"/"final price" {just multiply the number of nights by the posted rate, add the posting tax, add the posted cleaning charge, add the posted REFUNDABLE damage deposit, and add any applicable holiday premium/pet fee}, and those that request a rate reduction are DELETED. As stated above, all posted reservation costs are clearly detailed {in the PayPal invoices} for guests to review PRIOR to paying. Thank you!

**HOLIDAY PREMIUMS: We add $50 {$100 if both Christmas and New Year's are included} to EACH night of the reservation if it includes ANY holiday. Again, this is for "EACH night of the reservation", NOT just the holidays. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. Holiday Premiums non-negotiable. {Brand-new deluxe Christmas tree stand provided if booked during that holiday}.

***PLEASE NOTE: There is a 3 NIGHT MINIMUM if a Federal Holiday {when U.S. banks/post offices are closed; please enter "USPS holidays" in a search engine if not sure what they are} or Federal Holiday weekend is included, even on check-out day, whether the actual holiday is included or not. There is a 4 NIGHT MINIMUM if EASTER, JULY 4TH, or NEW YEAR'S EVE/DAY is Included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING or CHRISTMAS EVE/DAY is included, even on check-out day. Minimum nights are also non-negotiable. Check-in can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. BOOKING FEES: Unlike large vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}.

CLEANING CHARGE: There is a standard departure Cleaning Charge of $100 added to each reservation for this spacious 3 bedroom/2 bathroom property. {ALL vacation rentals have a cleaning fee in addition to their posted rates}.

REFUNDABLE DAMAGE DEPOSIT: 25% of the base rental amount or $250, whichever is greater {double for foreign guests}. This is standard policy of virtually all PayPal merchants since, as further explained below, we do not obtain our guests' confidential credit card information as collateral.

PET FEE: Dogs Only Allowed {MUST Be Completely House-Broken, Totally Flea-Free, Very Well-Behaved, & Always Crated When Left Alone} ~ $50 per Dog Non-Refundable Fee. There is No limit on the Amount of Dogs or the Weight of Dogs. Please Disclose if You Will Have a Dog{s} When You Submit Your Initial Inquiry.

TAX: 14% {Rentals that do not charge this mandatory city/county/state total tax are illegal and NOT licensed or regulated}.

DEPOSITS: To keep our rates so low, we must keep our administration costs low. Therefore, the full rental amount is due to confirm a reservation.

PAYMENT OPTIONS: Due to popular demand, we accept PayPal {MasterCard, Visa, Discover, American Express, and debit cards} only. PayPal does not require users to have a PayPal account. Also, the merchant {property owner} NEVER sees the user's {guest's} credit card information AND the merchant pays all fees {3%}. The user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there is NO safer or more secure payment method on the planet. Never provide your credit card information online to a third party {management company/vacation rental site} that charges you fees AND has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest. Sorry, we do not accept reservations for more than three weeks at a time.

DISCOUNTS: Our best rates are those posted and are FIRM. We do not offer any "last minute" deals, specials, monthly discounts, or government/military discounts {although we love and appreciate those who serve}. Rate reduction requests are automatically considered generic. Such inquiries are reported as SPAM, blocked from the system, and immediately deleted. Accordingly, we kindly ask all travelers to please respect our posted rates. Thank you!

^LOCATION: This cabin is located on Shields View Drive. For obvious privacy/security/safety reasons, we never disclose the street number to strangers over the Internet. It is, of course, specified on the rental agreement. Please Google or MapQuest distances to points of personal interest {downtown, restaurants, shops, attractions, buildings, etc.} from the property's road. We are just not able to provide these types of personalized services, due to the high volume of requests we receive daily. We appreciate your understanding.

OCCUPANCY: The non-negotiable posted 10 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages. If your group will exceed this limit, you will need to book a different property or book an additional property. Please be aware that there are, of course, exterior cameras surrounding the property that document the ingress/egress of all occupants/pets. The violation of any rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. Thank you for your understanding and compliance.

LICENSING: We are fully-licensed {current city/county/state license/permit numbers available upon request}, insured, and regulated by the State of Tennessee. Additionally, we are inspected annually by the Gatlinburg Fire Department. Always confirm that whatever property you want to rent is legal and properly licensed BEFORE you pay anything. This is for your own protection and will assure that you have a great, hassle-free, and SAFE vacation.

GUEST COMMENTS: Negative reviews cannot be deleted or edited. Accordingly, we certify that everything posted here is 100% authentic. Please excuse any obvious typos, etc. Reviews are from several sites. All are transferred verbatim and some only post on the first day of the following month. Public responses are only posted from certain sites. Any lengthy gaps between reviews are because the property was owner-occupied, had long-term tenants, or the guest just did not get a chance to return the Feedback form before the cut-off date. Please note that we are award-winning {"Super Host" & "Premier Partner"} owners, due to our consistent 5-star property reviews.

SIGNED RENTAL AGREEMENT: Must be properly executed and returned within 48-hours of being sent, or reservation will not be honored and no refund will be provided. The primary guest who signs the rental agreement {regular E-mail address and current physical address required for it within 24-hours of paid reservation} must be at least 25 years of age {proof required via valid/current government-issued photo ID; passport/visa for foreign guests}, or reservation will not be honored and no refund will be provided. Please be aware that, for obvious reasons, we reserve the right to decline reservation requests from guests with poor language/communication/reading skills.

CANCELLATION POLICY: If reservation is canceled 30 days or more prior to arrival date, all monies {including tax/cleaning fee/damage deposit} will be immediately refunded in full, minus a $50 cancellation fee. Otherwise, all reservation funds {excluding tax/cleaning fee/damage deposit} are subject to forfeit. NO REFUND is provided for reservations that include a Federal Holiday {when U.S. banks/post offices are closed}. This includes check-out day. All guests are strongly encouraged to purchase insurance. Please enter "ConsumersAdvocate.org" and then "travel insurance" in a search engine for the highest rated companies that will protect your reservation funds in the event of a problem relating to health, sickness, injury, weather, transportation, or ANY other emergency/extenuating circumstance. {Also, In some cases, credit card companies will cover travel-related losses}.

~ Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge "Service Fee", etc., that large vacation rental sites charge, while using unsafe/third-party/overseas payment system software {i.e., Yapstone's "RentPayment"} that gets hacked. Please Google it for current class-action lawsuit details. Additionally, be aware that management companies are able to manipulate reviews on their sites by posting fraudulent ones and only the good ones {if any} from guests. ~
